Sector
Residential
Type
Whole-home renovation
Location
North York, ON
Duration
9 months
Size
3,200 sq ft
Scope
- Full strip-out
- Structural reconfiguration
- Electrical and plumbing renewal
- Insulation and air sealing
- All interior finishes
- Exterior improvements
Every interior finish and service in the house had reached end of life at the same time, which made a phased approach more expensive than a single coordinated strip-out.
With the structure exposed, the ground floor was reorganised around a central circulation spine, and two upper bedrooms were combined into a primary suite.
Air sealing and insulation were upgraded while walls were open — the least visible and highest-value part of the scope.
